Hornsby Commercial Centres Master Plans

The Project:

TPG NSW prepared three individual master plans and development controls for Berowra, Pennant Hills and Carlingford town centres in Hornsby Shire. The study included a focus on the development of shop-top housing and public domain improvements. Issues and opportunities were identified for each town centre. Common themes were identified, such as the need for public domain improvements, strong entry statements, improved vehicle circulation and improved connectivity. These themes guided the design outcome for each town centre. Sections and three dimensional views were prepared to illustrate massing, FSRs, materials and height relationships between built forms.

TPG were able to put in place a program and methodology that met the timing and lodgement requirements of the Department of Planning & Infrastructure, the Premier's Department and Woolworths. Maintaining these time frames with the involvement of government bodies (Warnervale Town Centre has an element of a tripartite agreement between Woolworths, Landcom and Council) proved challenging, however TPG were able to keep the project on track and maintain a professional manner. There was also numerous consultant input required and TPG were responsible for managing the quality of the consultant (civil engineers, architects, surveyors and landscape architects) input.
